There can seem like so much to learn when launching a new small business today, especially those who are doing it for the first time and who are choosing real estate investing. You need to invest in a good real estate education program to learn how flipping houses and rehabbing is actually done and the technical side behind it, you need to spend a good amount of time researching your local market and perhaps most time consuming of all is mastering the marketing of your real estate investing business.

Once you start real estate investing you will probably find yourself inundated with marketing ideas and tools. You want to find lead sources, build a website, send out emails, do direct mail and figure out how to capitalize on social media marketing. When it comes to online marketing, SEO comes into play and that alone can seem pretty confusing. You want to know how to do it all and how it all works but if you aren’t careful you might wake up and realize while you have learnt a lot about SEO in the last 6 months you haven’t even done a deal yet!

That’s no good at all. You should be out there working deals on a daily basis. Get a good foundation with a solid real estate education course that includes advice on marketing, yes, but don’t put off actually getting out there and flipping houses until you have mastered Internet marketing or you may never get off the ground. Plus, just when you think you have got it all figured out, it notoriously changes anyway.

You do need a marketing plan and you do need consistent marketing going on, but you also need to be blocking out most of your day to be actually hunting down and negotiating deals if you want to make money. If you find yourself getting off track, limit your marketing to 3 really good and effective channels until you have time to expand or simply outsource your marketing to someone else to handle it for you while you turn the leads into dollars.
