Day 1: Agenda – Marketing & Acquisitions
Morning Session: On day one both Than Merrill and Pat Precourt will be teaching all of their top strategies online and offline strategies for generating pre-foreclosure motivated seller leads. They will break down each marketing strategy and show you how to develop a marketing fulfillment system so you never have to worry about where your next deal is coming from. At the end of the morning session you will have a Marketing plan built for you to execute after the event.
Afternoon Session: In the afternoon Than Merrill will be breaking down how to pre-screen all the pre-foreclosure leads you generate. He will walk you through a 3 step deal evaluation process so you can properly value any property even in a fluctuating or declining market. Than will also show you how to set up a system to capture and track all the leads you get from homeowners.
Late Afternoon Session: Towards the end of the day Than will be walking you through how to prepare the homeowner for the appointment. He will be specifically walking you through scripts and techniques you can use to be more effective in closing and gaining control of the seller and the property. More specifically, Than and Pat will walk you through dialogues they have when they are meeting with the homeowner at the house. Pat will also go through every document you need to create the legal package and how to protect yourself from flighty or unscrupulous homeowners.

Day 2: Loss Mitigation & Negotiation
Early Riser Bonus Session: Pat & Bob will be walking you through two recent short sale case studies where they double closed with retail buyers to further enhance your knowledge of performing double closings.
Morning Session: On day two Pat will be giving you an inside look at the internal structure of the five largest banks and how they process short sales. This knowledge will give you great insight when you are on the phone speaking with loss mitigators and pushing your short sale file though the banks filters.
Afternoon Session: In the afternoon Pat will be walking you through how to create a killer short sale package that gets 80% of the time or more. He will go through every document that needs to be included, how to fill out the HUD-1 properly, and what to include and what to hold back for the 2nd round of negotiations.
Late Afternoon Session: Every full time short sale investor knows the most important part of performing a short sale is influencing the BPO. In this session Pat will be walking you through everything you need to know about how to control and influence the BPO agent or appraiser.

Day 3: Settlement & Disposition
Early Riser Bonus Session: Kent Clothier will be teaching you how find and work with Cash Buyers and the reverse wholesaling process.
Morning Session: On day three Pat is going to teaching you how to properly market your short sale deals and find both Retail and Wholesale buyers. More importantly, he will be teaching you how to control the buyer as you negotiate and process the short sale. Likewise, he will show you what documents you need to use to protect yourself and profit when you double close.
Afternoon Session: In the afternoon Pat will going over how to properly structure deals so you can sell properties to retail buyers. He will go through a very detailed outline of the double closing process once the bank has accepted your short sale deal.
Late Afternoon Session: Short Sale Case Studies…multiple deals structured multiple ways so you can understand how everything comes together.

Day 4: Growing & Scaling Your Business
Early Riser Bonus Session: Commercial Short sales – A very profitable niche will be broken down and explained in its entirety by an investor who has closed over 50 commercial short sales.
Morning Session: On day four Pat will be discussing how to properly hire a loss mitigator for your own business. Pat will be teaching you where to find them, to how to interview them, what to pay them, and how to remove yourself from different non-revenue aspects of the business.
Afternoon Session: Short sale panel Q&A with three pre-foreclosure experts.
Late Afternoon Session: Technology you must use to grow and scale your short sale business. What databases, websites, etc you must use to track all of the information. Plus, we will have a graduation and certification as a pre-foreclosure designated specialist.
