I found the deal through a call from my bandit signs. I had a private money lender who financed the entire purchase price of $150.00 at 10% with no points. I am leveraging the rehab with credit cards. Just starting day one of the rehab. I would consider this a light rehab but for my first deal it is good. The house was build in 2001 so the structure of the house is good. Mostly cosmetic work in Kitchen and Bathrooms. It's a great house but needs updating. Negotiating with the seller was a task. Never assume they understand the escrow/closing process. Walk the person through the contract and the transaction process. Every situation is different and every house unique.
