After deciding to intensify our Direct Mail campaign in October of 2017 we received a lead from a property with a 3/2 double wide trailer and a 1/1 cinder block house on one deed. The two properties were on a half acre lot but both very distressed. The owner lived in Virginia. We mailed to Out of State Absentee Owners on this particular campaign. The owners step daughter in law sadly overdosed in the mobile home and the family desperately wanted to sell the property. The owner stated he had received many letters but I was the only one who was consistent with communication.rnAfter patiently waiting to purchase the property, we finally were able to close March 5th. In the beginning, our exit strategy was to purchase this property as a buy and hold but after getting so many properties under contract we decided to start marketing to wholesale it right after closing. In just 3 weeks, we Sold the property to a buyer who purchased it to fix it up and live in it.
