The FortuneBuilders cash flow analysis template helped us analyze the deal. We always use systems whenever we can. We bought this property with funds from a previous flip that we sold. Prior to buying the property we put our flip profits into our whole life insurance policy, then immediately borrowed the funds from the cash value of our life insurance policy. We pay back our policy loan in the same amount that a 30 mortgage would have been. This allows us to secure a legacy for our children with cash flow and a large lump sum.
