This property was in probate. It did not need any repairs at the time of purchase. We own a property management company so we had the tenants lined up and management in place.

Prior to buying the property we put our flip profits into our whole life insurance policy, then immediately borrowed the funds from the cash value of our life insurance policy. We pay back our policy loan in the same amount that a 30 mortgage would have been. This allows us to secure a legacy for our children with cash flow and a large lump sum.
