This deal was referred to us from a friend in our community. By way of facebook, Paula Carvalho saw we were buying and selling homes. When I went to go pick up my mom from the salon, Paula (who is a cosmetologist) came to me asking questions about what we do. She then mentioned she has a client that needed to sell her house but it needs a lot of work. She even mentioned how her client was about to call 'We buy ugly houses'. The next day Paula gave me Mrs. Sandlands info and I called her that day, filled out the seller’s sheet, and set an appointment to meet in person and do the walk through. When we did our walk thru, we were prepared and offered to buy their home. After a short negotiation they accepted! After having the home under contract, we had various meetings with the seller to go over closing dates. The Sandlands at first were under the impression that they first get their money then move out. We had to educate them on the process, and after much fact finding, we identified they needed assistance to move all their belonging to their new home in Keensburg IL. After various discussions and research, we negotiated and set a price to move the family Illinois. After the Sandland agreed, we organized all the logistic and Louis and I, along with some help from some friends, we moved them out. The move took about a week and we cleared out the home. We then did the demo ourselves and started interviewing GC. The team we built was able to complete the project in less than 5 weeks. We listed the property on April 12th and we accepted a full offer of $450K on April 18. When we first analyzed the property we used an ARV of $430K, so $450K was a huge win for us!
