Going into this deal we had the intentions on buying it ourselves and flipping it. However, 1 week before closing financing fell through on another project so we had to allocate funds to that deal. I marketed this property out to our buyers list then and got an assignment of contract signed about 3 days prior to closing. We had a standing relationship with this investor and they were able to get it closed without any delays.
