This property was brought to us by a local realtor. We had planned to rehab the property but found out, after we put the offer in, that a young family whose home we had recently purchased subject to had also put an offer in. As a company, we decided to not compete against them so that they could get the home so we purposely did not increase our offer. However, the seller still accepted our offer over theirs so we went ahead with the inspection and purchase and made a few safety repairs (undersized stove wire set) and sold it to them with 5000 cash back to the buyer at closing, so they could afford it. We didn't make much but we felt GREAT being able to help them!
