A friend of mine referred the seller to us. We actually purchased a property from her mother and father in law in February 2018. The seller used to live in this duplex but had since moved out, married, purchased a new home and had twins. She had no interest in continuing to be a landlord. We had looked at the property last year but her mortgage balance and market conditions made it more of a retail purchase and she did not want to bring money to the table as she had great tenants. We met an investor this year through our real estate networking group that owns many rentals in the area. We approached him about this deal and ended up assigning our contract to him. We didn't make much on this deal but our intent is to always help people and the seller was very relieved freeing herself from the property.
