This renovation took twice as long as planned and sold for less what we wanted, but we walked away with $38,665 and an ROI of 26% in the end. Our original buyer was unable to close due to funding issues and forced us to do another $12,000 in repairs and hold the property for an extra 3 months. Once it hit the market though, we had showings daily because we priced it to sell and had an offer accepted on day 10 with closing 30 days after that. It was a rough 165 days from closing to closing with many speed bumps, but well worth the learning points and struggle. With this one, we had to use 3 private lenders and other forms of OPM just to make it to the end!
