This was an off the market lead property that came through 'bandit' sign marketing. The owners reached out to us. We were able to utilize 'subject to' financing for the purchase and PML for the rehab. This was our 1st attempt at a lower end home in a high rental/ 'problem ' area. Repairs were mainly cosmetic (paint, carpet, etc.) although we were able to do a new kitchen and update the bathrooms. We pre-marketed and sold this home at the open house for $1000 over asking and all cash offer. Buyers loved the home! Win-Win!
