This was a unique opportunity that we decided to take on based on the potential to subdivide the larger than average corner lot that the existing house sat on. We did some due diligence and confirmed that there was a good chance we could subdivide the land into 3 lots...so we purchased the property using private money. We rehabbed the existing house completely and the subdivision was approved by the city about 2.5 months after we closed! We sold the house and made a profit and now we have 2 lots that we can build on.
