We were awarded this deal through the extended HUD listing. This house had been vacant for over 4 years. It had been infested with cats. The cat urine was 2 feet up on every wall, in the fireplace, on all of the countertops, the bar area and the bathtubs and garage were used as litter pans. The house sits on a 16,000 square foot lot, with a 17,000 gallon pool. It has 4 bedrooms, 3 bathrooms, office, living room, family room, eat-in kitchen area, bar, master bedroom with sitting area and an extended backyard. We re-landscaped the yard, plastered the pool, removed the dropped ceiling in the kitchen, removed the tile flooring throughout and did a slight reconfigure of the kitchen to allow for better flow. We added 12 tons of gravel, new plants, irrigation system and turf to the yard and re-plastered the pool. The bathrooms were gutted and redone, waterproofed, vinyl flooring added, windows and doors replaced and re-textured the walls. There was termite damage in the attic that was repaired and new garage door added. Once we were awarded this deal we had 30 days to fund and close. We began extensive networking and were able to find a hard money lender and teamed up with our a family member for the gap funding.
