We acquired this house through a wholesaler whom we’d purchased our 12th place property from. This house was unique in the fact that it had an approximately 80 foot, 70-year-old pecan tree growing out of the Arizona Room – which is an enclosed porch area. Unfortunately, due to insurance reasons, we needed to cut the tree down or remove the Arizona room. rnrnWe elected to cut the tree down. It took a couple of days, a crane and a crazy crew of guys to cut the tree down, enclose the hole in the roof with a skylight and turn the tree stump into a table. We removed a wall between the kitchen and the family room opening the space up to a beautiful island with a gas stove a glass/stainless steel vent. rnrnWe added can light throughout and gutted and redid the master bathroom with dual vanity, tiled shower with rain head shower and a Bluetooth speaker. Unfortunately, this house did not sell as fast as we would have liked however, we were able to acquire the house across the street by getting to know the neighbors and were able to rehab and sell that house too. rnrnIn the end, the new homeowner got a beautiful home and we got another house out of the deal. We got a hard money loan from a new lender on this deal and we have established a great relationship with them now. Gap funding came from family members. rn
