We were able to save this house from foreclosure. The owner opened escrow but could not sell the property. The current owner was the sole beneficiary for the property after his girlfriend passed away a year prior. rnTaxes on the property were not paid for 9 years. I filed her back taxes and eliminated the 60K lien. Probate closed on Aug 18th and I was able to open and close escrow within 2-weeks. I helped the prior owner find a place to live and put some money in his pocket. rnI remodeled the entire house and learned CAD along the way, drafted our own blueprints which were stamped and approved by the city. rnThis smart wifi home became a wonderful project. We added LED lights with dedicated lines throughout the house. I own an interior design company and was able to buy everything wholesale. We added heated flooring, European oak distressed floors, bidet toilets, 2 zone HVAC heater and AC unit, Copenhagen granite throughout the house as well as a host of other upgrades. rnThis deal was funded by both conventional and private money. I did not use any of my own funds for this remodel. The appraisal came in at $1.3 million dollars within a year!! rn
