This 4/2 property came to us as a short sale. We secured funding from both a HML (GCC) and a PML. This house was tired, not well maintained, and had 3 dumpsters full of debris to remove (before demo even started!). We opened up the closed-in front porch and breezeway, painted the tired brick a soft sage green and installed dark gray siding for contrast. We demo'ed the load-bearing wall between the living room and dining room to create an open-concept main living area. We refinished the existing hardwood floors on the first floor and installed plush carpeting in the upstairs bedrooms. The kitchen counters and island tops were granite and quartz. The bathrooms were gutted and updated with subway tile and oil-rubbed bronze finishes. We had an interested buyer before we could have an open house!

For this rehab, we obtained funding through Grand Coast Capital Group and by networking with other Mastery students. We didn't use any room templates from the Scope of Work Directory, but we did use the SOW spreadsheet to help us keep our own detailed spreadsheet.
