FortuneBuilders Mastery Success Story ARESolutions, LLC

AREsolutionsWhile attending a Wholesaling class in Denver (Guest of Partner) from Richdad/WIA (we started out here before we found the Fortune Builders, why couldn’t we have found you first!) we took a bus tour of local investing areas and were shown 5 properties in various stages of disarray.

Participants were encouraged to make offers on all the properties that we saw on the excursion. Interestingly enough this was the worst property of the bunch and following their formula we would have come up with a MAO of about $9k for the property. No one made an offer for this property and you can see why (Pictures or Video clip) so after the class my partner and I sat down and determined that we could potentially scrape the existing structure and put up a couple of Duplexes or a Quad plex on the lot. The property was listed for $65k (initially listed for $90k and they kept dropping the price). We got the property under contract for $59,500 with the selling being able to continue to market the property on the MLS. We had the “First Rite of Refusal” for any offers. (If you can avoid this do so it cost us about 5K on this deal, the buyer found the property on the MLS after signing our contract and last minute they wanted some concessions.

We sold the Property through another Wholesaler (Networking!) who brought the Buyers to the table for $75,000 initially, after the “issues” were resolved we agreed on a price of $71,000. Repair cost if any? We didn’t do anything! Profit from the deal? Of course there was even after Realtor commissions and a 3-way split to ARESolutions,LLC (us), CRE Portfolio Solutions,LLC (partner) and to the other Wholesaler who brought the buyer to the table. The Mastery program provides the step by step “how to” component of Real Estate investing. Unlike the WIA RichDad materials (it’s good material, but that’s just it it’s material with no implementation behind it). Follow what successful people have done and you’ll be successful as well. Don’t get caught up in reinventing the wheel just do what they say! Google presence prior to video (non existent) within an hr of loading a video #1 for the search term…not a great video but what the heck with those kinds of results who cares! We are getting better at the video component as well! We continue to tell anyone and everyone who’ll listen that if we’d known about Fortune Builders prior to WIA and or Richdad we’d go with the Fortune Builders Hands down! I love the combination of both Wholesaling U and the Mastery Program! The downloadable Core Classes are a great idea (just something else I’ll need to work on later) and Pat does a great job with the Tuesday and Friday calls! I love this program! We have gotten the ball rolling and momentum is building, look out cause we’re going to be big!
