Major THANK YOU! to Patrick Judd our Inner Circle Coach. Deanna and I found a HUBZU property that is a town-home that we thought would be a perfect rental for our business. After more reg flags popped up during the contract phase, we discussed this property with Patrick during our monthly call. He pointed out a list of concerns we hadn't thought about. By the end of the call, we were mildly panicking. After rereading our HUBZU contract (which is the worst - unfriendly buyer contract in the world), we realized due to the fact there were cloudy title issues, we had 5 days to object to the purchase of the property if seller was unable to deliver a clear title. We just happened to be on day "5" and immediately started drafting our objection / termination letter to HUBZU. A week later we received a signed release from HUBZU allowing us to exit the contract and receive our full Earnest Money Deposit back. Had we not chose to use our own title company vs. theirs (Altisource) we would have also been subject to their fee's and would have received a reduced EM deposit refund. Long story of issues with the property Patrick helped us think through aided our ability to make a better business decision to either stay with the property and attempt to resolve those issues or use this window of opportunity to exit. We chose to exit the deal and move on to a safer deal that would not have as many variables and unknowns as this deal had. As she initially challenged me to at the minimum, fight for a reduction in price. But after the talk with Patrick, we wanted out... And we are successfully out and getting all our money back! Word of advice to those buying anything through HUBZU, read the contract very carefully and know your timeline of action items. You need to have fully inspected prior to making your offer and you have a short time frame to do so. We will consider buying a HUBZU property again, but next time we will have fully inspected with our team, especially our mold guy as this particular property had $6,000 in mold remediation required that we found out "after" getting under contract. That is on us and a good lesson learned. Our repairs went up about $12,000 from our initial budget of about $35,000. So we were looking at potentially, $47k to $50k in repairs and many other unknowns.
