We Joined FortuneBuilders in Jan. of 2013 prior to this we had flipped one property and we made a $35,000.00 profit. While in our 3 day seminar with FB we found out how many things (a lot) we did so wrong, and how lucky we had been to get this property rehabbed and sold. In the 3 day seminar we learned a lot of great things, but knew there was so much more we needed to learn. Since January,2013 it has been a long year of building the foundation of our business, but now everything is coming together for us and our business. We have had great coaches like LaDonna Smith, and Anne Lackey and also our inner circle coach Patric Judd to help keep us on the right track and keep us motivated by giving us great suggestions and encouragement and holding us accountable. We also attended a Rehab boot camp in San Diego which was a much needed boost to our drive to keep moving forward and it giving us even more things to implement in our business. We plan on taking advantage of the other boot camps when time will allow us. Becoming part of the Inner Circle also got us on the fast track to our business entity's in setting them up right with NCH. Not only have we had coaching from NCH, but they have taken our credit rating from the 640 to 808 in less than 6 months along with establishing our business credit with D&B with an 80 pay dex score. The one thing that FB has taught us is how important it is to go out an build relationships with others in this industry. We hit it hard early on with this by going to the local REIA meetings, meeting with other investors, to finding buyers (Bandit Signs) and building relationships with them. Some of our best relationships we have built have been at a local REIA meeting, this group is not the National REIA meeting this group is just a bunch of men and women that have been in real estate for years. Because FB has taught us our systems and how to present things and ourselves to others, neither of us having much experience in this have been able to go into these meetings and look professional and come across as though we have been doing this for years (fake it till you make it). We have people coming to us now wanting to do business with us. This program with FB was a huge investment for us, but I can say in the beginning there were times we had our heads hanging low, but we would get a coaching call that would pick us back up and put us back on track. We just closed on our first rehab property this past Monday on Feb. 3rd. We have partnered up with a guy we meet in our local REIA meeting, during this year we have been building a great relationship with him which lead him to bring us a proposition/deal in a joint venture. By doing this joint venture we will be building a great relationship with the President of the our bank, Mr. Bank President even came to our closing!!! By doing a joint venture with our partner we are not only building our reputation as a company, but we are building a track record with the bank. Another things FB has taught us is to think out side the box, and to ask for the right people to come into our life to be on our team. We meet our contractor at the 3 day seminar and even though he didn't invest in FB at that time he understands our systems and has waited to be a part of our team. I can't tell you how excited we are with Contractor John and what wonderful work he and his crew are doing, they are making us look good. Our partner stopped by the rehab 3 days after we closed and was so impressed with the progress already accomplished he just couldn't believe his eye's at the progress. Systems Work! From our last experience of a contractor who did great work, but had no idea how important time was to the point I was over at the job sight every day trying to motivate and get the job done. Time is Everything. It took 13 weeks on a maximum 8 week job. So when FB shows you how important your contractor is and how to protect your business with all the right contracts ,you need to pay close attention!! Here are the numbers on our rehab property 2800 sqft house with 4 bedrooms and 3 full baths with a game room, purchase price $136,000, our rehab cost is $47,000.00 and our ARV $255,000. Another win for us, Cindi this year (2013) became a Realtor so she will be listing our property and selling it within the first week. She also has two listings through our Company marketing campaign and has sold two homes, within one week of being licensed she had 2 listings and by 2 months two closings while still working her full time job at a local hospital. We now look back and see how all our hard work this past year is paying off and how important it is to build that solid business foundation . We also have goals this year to be able to do at least 4 rehabs and 4 wholesales doubling the wholesales we did last year!! We are looking to our future and we see great things happing for us and our business.
