HI Mel, It’s been a long time since we’ve talked. I wanted to give you a little update to what’s been going on. I DEFINITELY have not given up on the dream. Nov 2013 I bought a 2 bed 1 bath home, rehabbed it and moved a tenant in early Feb 2014. What I really love is this property is cash flowing PLUS a can subdivide off a building lot to either sell the lot, build a single family home & sell or build a home and rent. I’m going to keep this on the back burner for down the road. I used Hard Money for the acquisition and rehab costs, then refinanced it into a conventional investor program when the rehab was complete. Spent about $2000 of my own money. February 2014 closed on TWO duplexes. The units are fully rented and cash flowing $800/month. Strictly purchased by investor program and 25% down. Thanks to the smartest and most patient coach ever.
