A big shout out to Sean Katona! I had a lead on a duplex in Tacoma, WA. The deal was posted on a site I belonged to. The numbers looked great and the wholesalers who had it under contract claimed there were no repairs needed. I couldn't buy it myself, but signed an agreement with them to search for a buyer. Sean responded to my posting. Long story very short, a price was agreed upon and an inspection walk-through was arranged. My dealings with both Sean and the wholesalers, up to that point, were conducted through phone and email, the inspection was the first time we were going to meet. I drove 40 miles to get to the property and I suspect Sean drove the same distance. At the property, it quickly became apparent extensive repairs were needed: i.e. one water heater outfitted with pvc piping instead of copper, that serviced both units, post and pier foundation on unstable ground. In fact the building seemed to be a tear-down. It became clear the wholesalers did not view the property before signing contract, taking the owner's word that no repairs were needed. And I took their word, that all was well. Needless to say, I was pretty embarrassed and felt responsible for wasting Sean's time. If Sean was angry or upset, he did not show it. In fact, all 5 of us(including Sean's mother) went out for lunch afterward, and he explained the due diligence he, as a buyer, expects from wholesalers. It was meant as a teaching moment, but he didn't lecture, and I was grateful for what he had to share. I learned I have to ask better questions, and to perform the appropriate due diligence, instead of wasting time later. Kudos to you Sean, hope to do business with you soon!
