The seller was talking to another investor who was slow in getting the funding. So when the seller called me, I reacted quickly to land the deal. I funded this rehab with a hard money lender plus some of my funds. The rehabbing costs came in 40% higher than I projected but, my conservative MAO calculations made the deal work. Prior to the listing date on MLS, I used professional staging, photography, and flyers to advertise this property during my open house. This deal moved fast, and after a little over 4 months completion time, I made an amazing profit of $ 77,316.
