The seller of this property had put a poorly made advertisement on craigslist with pretty much no info, one of our business partners decided it was worth a call. It ended up being a completely gutted home in a very up and coming neighborhood. We had one of our realtor team members get us some comps and realized it was a great deal! WE quickly made an appointment and after a bit of negotiating we had the property under contract for 42,000. Next step was to decide if we should wholesale or rehab the property. Given that it was our first deal we decided to wholesale it. We sent the deal to some of our buyers from our master contact list but no one was biting. Lastly, we put the property on craigslist where we found it and before you know it, loads of investors are jamming up my phone! It was a great hit and we closed that deal with a cash buyer for a hefty profit!
