One of my friends who knew that I was starting my real estate investing company asked me if I would help her boyfriend with his multi-family house. I knew my exit strategy was going to be to wholesale it since I was very knew to the industry. I went onto the fortune builders course curriculum and learned as much as I could on multi-family homes for rentals using the deal analyzer, webinars on wholesaling and how to pull comps in the area and everything in between. In addition, I utilized my mentor and the field experts when I had questions or concerns. Since this deal was not a traditional one by any means for a person just starting their business because it was not a single family home and there was not a cash buyer so conventional financing was done, it took approximately five months to complete. I learned a lot and now I am confident that my next wholesale deal with go much smoother and take a lot less time. It is very gratifying when you complete your first deal! I'm ready for the next one!

How did you find a buyer for the property if you sold it?

The person that I ultimately found with some help from the field experts was a mastery student who lives in Westerly RI and his family already owns multi-family homes in that area.

What are some of the major lessons learned that you would like to share with other students that they can learn from?

Learning the curriculum is important but in my experience and the way I learn something is by doing it. Don't be afraid if you don't know what you're doing because as investors, I'm learning that with every deal we do whether it's wholesaling, rehabbing or holding onto the property for active income this journey is going to be a never-ending learning experience.
