Originally we were thinking about renovating the property and utilizing it as an income property, but due to the many restriction, we decided to just flip the property. We were able to use a private money lender to fund this project.

How did you find and structure the financing of this deal?

We used a private money lender to finance 100% of this deal for a 10%.

Provide a summary of the repairs and improvements you made to the property.

Overall the property had good bones; however was in need of a face lift. We completely gutted the Kitchen and the restroom and replace it with all new tiles, cabinets, flooring, some electrical, etc. We had more electrical outlet throughout, replace all lighting fixture and repaired some plumbing in the kitchen. We gave the entire place a fresh coat of new paint.

How did you find a buyer for the property if you sold it?

We found the property throughout the MLS. The property is currently listed and awaiting a buyer.

What are some of the major lessons learned that you would like to share with other students that they can learn from?

Stay away from condos because of their many restrictions made it difficult to renovate, which delay our timeline a little.
