We found this deal through a local wholesaler and funded it with a PML in 1st position. We supplied the funds ourselves for the gap funding and rehab costs on this one. When we bought this property it was a 2-bed 1-bath which had not been updated in a very long time. The house was almost 100 years old with old plumbing, with knob and tube electrical. We fully gutted the house to the studs installing all new electrical, plumbing, flooring, roof, mechanical etc... Basically a brand new house. After moving some things around and adding a couple of walls we turned the house into a 3-bed 1.5 bath. Working with our designer/realtor we created a beautiful color scheme throughout the house using just the right flooring, countertops, backsplash, cabinets etc... Between the beautiful finish that we came up with and the perfect staging to accompany we were able to get multiple offers and go into contract with the best one just 8 days after listing which was the day we selected to accept offers.
