We found this house from our automated notifications from the MLS. The house was all original 1975 and the elderly women who lived there had passed away. Her family lived in Canada and didn't want the house. The bones of the house, walls, roof, and even part of the kitchen cabinets were in good shape. We replaced the windows, added two french doors, replaced all interior doors, trim, scrapped the ceiling, installed recessed lighting, took down the wall in between the kitchen and living room to open the space and create a great room with a 9 ft Quartz island, all new appliances, created indoor laundry, new AC, rehabbed both baths (one of them is from the FB template library), and created a shower in the second bath by stealing from a closet. In addition, all of the plumbing had to be replaced, the septic was updated, painted the entire house inside and out including the garage door, and replaced all the flooring. The 10,000 sq ft lot needed all new landscaping front and back which included a new driveway, RV parking, gate, automated sprinkler system, sod, plants, trees, and decks. Our fun sizzle feature is a Google Home, with a Nest thermostat and voice-activated lights - advertising as a smart home is a great marketing tool and only cost $350. We found, funded, rehabbed this home in just under 90 days. rnIn addition to completing this rehab, the private street it sits on is owned by one of the residents who can't afford to have it repaved. I was able to coordinate and hold a neighborhood meeting to help get buy-in this past week and had 22 neighbors from 16 homes attend and all agree to chip in! Several neighbors had tried to make this happen for past 10 years and I was able to accomplish this in a couple weeks!! I used the hello neighbor letter direct mail from FortuneBuilders and adapted it. What a gift to be able to be a blessing to this street of neighbors long after I’m gone.rn
