We found a realtor who understands investors and added him to our team. He started sending us listings and we made our first list of properties to view. This triplex was the very first property on that list. We made a few offers and could not come to an agreement with the sellers; therefore, we walked away. We viewed other properties and came back to the triplex. We ran and re-ran the numbers in the Deal Analyzer and the numbers worked. Over 3 months, we submitted several offers and counter-offers and had 4 closing dates; however, we finally closed on the triplex on February 22, 2019. The 3 units have 2 large bedrooms, 2 bathrooms, Master suite, large living room, spacious kitchen, dining room, washer and dryer, 3 ceiling fans, private balcony in back, and 2 parking spaces per unit. The kitchen has a lot of cabinet space and comes with: refrigerator with ice maker, dish washer, garbage disposal, glass-top oven, and an over-the-oven microwave. All appliances are stainless steel.
