My partner, Mor George, and I found the deal through a Mailing Campaign we prepared targeting Absentee Owners with Equity. The sellers were tired of being Landlords and were motivated to sell so they called us. This was our first fix and flip and we were very excited to get into it! The deal was funded by a Hard Money Lender who 'opened the doors' for us and provided funding quickly to make the deal happen. The property required a full rehab which included updating the bathroom, 2 bedrooms, the kitchen, floors, painting (in and out of the property), new appliances, Central AC Unit, and landscape. All updates were completed in 4 weeks. We partner with a friendly Realtor who listed our property on the MLS finding the perfect buyers. The buyers were impressed with the upgrades and purchased the home. The property was located in a very active area, close to major freeways, shopping centers, schools, and places of worship; however and thanks to the repairs we have done, it was the most desirable property in the neighborhood.
