This was one of our largest projects to date. The original house had an addition put on it a while back that was falling apart. We decided to tear the poorly built addition off and add a new one with a new basement. The new addition was 2700 sq ft to make the new house a total of 4242 sq ft. One of the largest houses in the neighborhood.

We accomplished this deal by analyzing all of our exit strategies. We decided that the best ROI for us was to add square footage to the existing house since the area and neighborhood supported a house of this size. We blew our rehab budget by $100,000 because we knew we could get a higher ARV if we added some much needed sizzle features. The best part about this deal is that we pre-sold it and we didn't have to list it on the market.
