We found this duplex on the MLS. Our third partner, Tyler, is a residential realtor/broker in Sacramento. Tyler grew up in Sacramento so he knows the market really well. We came in with an all-cash offer at $335K. We put in $45K of renovations into it (new driveway, flooring, cabinets, countertops, HVAC, bathrooms, windows, fans, dry rot, rodent work, etc.) and got two incredible tenants in there paying premium rent ($1,600). We sold the property on 4/15 for $452K to a local investor. Our niche is to acquire duplexes and triplexes in Sacramento where we can sell the properties to investors who don't really want to get their hands dirty. This our 3rd exited duplex.
