How did you find and structure the financing of this deal?

We had lined up private funds from our private investors prior to the foreclosure sale.

We got into the property and it needed very little. We painted it, staged it, and made a few minor repairs. All under $13,000 for repairs.The neighbors were right about the condition of the home. It was great inside.

How did you find a buyer for the property if you sold it?

We listed the property with our real estate brokerage and had multiple offers on it.

What are some of the major lessons learned that you would like to share with other students that they can learn from?

If your typical sources for property info doesn't get you all the answers needed, be sure to get out of your comfort zone and go knock on doors and ask questions. We did that and it paid off in a big way.
