This deal was found by scouring Kijiji. This was an estate sale from a son who inherited two undesirable rentals from his late father. We were able to take the properties as is and he was very happy to see a win/win. The properties were occupied and we kept the properties for 20 months prior to selling. As a result, the transaction and holding costs were cut in half and the profits grew due to the appreciation of the property.

When we presented something great bout the property before identifying all of the concerns we had.
