Case Study

How did you find and structure the financing of this deal?

The purchase and rehab was funded by a private lender.

Provide a summary of the repairs and improvements you made to the property.

We had to put a new roof on the house, New kitchen, new baths, hardwoods on the main floor, new plumbing and electrical. Basically a complete rehab of the house inside and out.

How did you find a buyer for the property if you sold it?

We listed the property on the MLS and and had a full price offer in the first week on the market.

What are some of the major lessons learned that you would like to share with other students that they can learn from?

100 year old houses will always have a surprise for you regardless of how well you inspect it. This is one of the oldest houses we have rehabbed and had a lot of surprises. We will have a larger buffer on the next older house we do.
