This was our fourth rehab and was by far the most challenging. It also provided the greatest learning opportunities. We actually closed on this property in 6 days, during a tremendous snowstorm that shut down businesses, and during the week of Thanksgiving. The lead actually came from our PML, who has become more of a friend/business partner than just a lender. We did have to let go of our contractor who caused us to be about a month behind schedule, and into the beginning of the Covid-19 crisis. Electrical, cabinets, a lot of paint and more needed to be redone. Fortunately, we paid according to the work completed, which mitigated our loss. I had to come in a do a lot myself, hire temporary help, and finally a new contractor to finish the project. In the end, this was a great learning opportunity, we were able to get the property under contract with above asking price within 24 hours.

So glad we implemented them! The ways to use "other people's money" helped with this project as well. We used PML for most of the purchase price and our HELOC for the rehab. We actually used 0% credit cards for most purchases, helping us save a ton on interest!
