This is a 48 unit Multi-Family portfolio deal. 9 buildings. 8 were 4 Plex units and 1 is a 16 unit. The portfolio is 100% occupied with rents $100+ below the market rents. We bought this at a 10+CAP and have a huge value add with a rent increase over a 2-3 year period. Found this deal from my network and was referred to me. No significant repairs needed. CapEXs were done recently. 60% of the units were renovated and our rent increase and reno plan are to be executed on the rest of the units AFTER investor funds are returned.
