This deal was found on the MLS and was a short sale that took about 5 months to get approved through the bank. My original offer was $117,500. The bank countered at $158k and I countered back at $128K and it was accepted. The deal was funded through a private lender who was also a general contractor. The private lender funded the purchase price and the rehab was done through personal finances. The general contractor managed the rehab. Repairs included new kitchen and lower level bath, new flooring throughout and appliances, and painting the interior.
