This deal I found on the daily email that I get from my realtor. I bought this from a 1031 Exchange in which I sold a negative cash flow property and was able to buy this and another property for a positive cashflow. The beauty of this deal was that it can with a very good tenant that not only pays on time but keeps the house in great shape, but also that I went under contract at asking price and appraised more.
