I found this one thru a mortgage lates campaign. The guy was a few months behind and knew once the covid foreclosure moratorium lifted he would lose the house. I bought the house with my cash then got a HML to cover the rehab. Downstairs was basic updates and repairs. Upstairs was where the real value was added. It wasn't finished when I bought the house. We turned into useable square footage complete with a bathroom and kitchenette.
