Networking with FB Mastery member, Ernes Ambegia, at an immersion weekend resulted in sourcing 16 Joy St. Since it was his first deal and funding was a challenge, we decided to create a joint venture to buy the property for $750K with purchase funds and repair costs from Center Street Lending. However due to lack of rehab experience lenders were strict on LTV. Consequently we secured private money gap funds to close the deal in March 2017, completed the repairs in July and sold it for $1.7M in August.
