I corresponded with the seller through text message and was able to put the property under contract through email correspondence before actually speaking with them over the phone. I set up an appt. to see property to get photos and then immediately marketed the property to my buyer's list. I received a lot of response and was able to secure a buyer from a fellow wholesaler and we spit profit 50/50.
