A contractor brought us this opportunity as a joint venture. Property was a 2 bed/1 Bath home on a 16,000 square foot lot. The value-add on this project was to maximize the lot size and livable square footage. We converted the existing home into a 4 bed,/2 bath with an adjoining 2 bed/ 1 bath granny flat. Our plans called for a lot split to build new construction. Upon completion of the first phase, we sold our interests in the project for a $31,500 profit.
