This particular deal came from our distressed properties direct mail campaign. We were driving for dollars (family hopping in a van) and wrote down the address and took pictures one weekend. rnrnSeller called while I was at my new job training. She has been contacted by a lot of wholesalers and investors who were unethical. I met her after work, walked the property, and listened to her story. She had a complicated surgery and thought she couldn't make it. She recovered after a few years, suffered from financial distress and needed to sell the house which has been vacant for almost a decade. rnrnShe trusted me and the way I presented my company. There were a handful of investors that reached out to her in her notebook. Rapport was the key. I put it under contract a week after that. I was pushing her to sign the contract. I sent the contract over to her attorney and let him work with my attorney. rnI never sent this deal to my list of buyers. I was at the city hall to pay utility bills and saw a van parking off the street. It was a residential redevelopment company. So I called the number and offered them this deal. The owner reached out to me and said he wanted to see the property. I had my project manager show him the house and he signed the assignment same day. This time, I set clear terms for buyers. Closing date in the assignment contract was 10 days before the original purchase and sale agreement's closing date. We were able to close less than 3 weeks. Seller was happy, Buyer was happy. I cashed the big check. Win Win situation.
