Finding a deal in Northern California can be tedious, to put it mildly, Silicon Valley is an extremely HOT real estate market due to the incredible job market and relentless hiring. Of course, being a tech innovator for over 20 years in the Information Technology field in a Valley has given me a slight edge on the landscape, extremely familiar with the low inventory and high demand for modern renovated residential as well as commercial properties. rnrnAfter making several offers to buy and getting outbid, we finally were able to get our offer accepted for a 6 unit commercial property in downtown San Jose, capital of Silicon Valley. We knew that we wanted to make the future buyer feel like they scored BIG on a SOLID investment by purchasing a modernized and fundamentally improved property from us by keeping the ongoing rental maintenance cost low. Dealing with a historic landmark could have its own challenges, but we stayed within the guidelines and were able to implement the FB system without any issues. We decided to improve the guts of the building to make it a much more attractive investment by pulling permits for re-pipe and mechanical with tank-less water heaters and motion detect security cameras which would make the future buyer project a much more profitable land-lordship when both the gas and water lines were brought up to code from 1886 to 2018. rnrnOur counter offer was accepted and we went into contract within only 5 months from entering the FB Mastery program and therefore felt extremely fortunate to be able to do a deal so quickly after the immersion course, who was led by an incredible real estate genius, Andrew Kutsenda, a brilliant FB coach, as well as an amazing realtor, who was essential in finding us an all cash buyer who closed escrow in a miraculous 3 days and was able to help us sell this commercial property for $2M which bought us over 15%. Although our holding cost and construction cost was at $578,808, Andrew was able to sell our property at $2,000,000 which was way over asking price.rn
