This home was already rented so there was no downtime, we were cashing checks right away. In addition, MI usually has an escalation clause in their leases. In this case, year 1 rent is $950, year 2 escalates to $975. We funded the deal with our cash which was a portion of the proceeds from selling a commercial building in Phoenix a few months earlier.
