This deal was found using Zbuyer. Two years before this transaction I met with the owner and he wasn't willing to sell at our offer price. He had many tenants at the time renting the rooms and it was a cash cow for him. The property needed a lot of work at that time and over the 2-year time span, the home eventually was condemned by the county. I called the seller to follow up on our previous offer. Fortunately for me, the market had increased significantly. during the waiting time! I worked with the owner on an acceptable offer price and worked with the county to remove the property from the condemned list. This put me in an even better position to work with the county on future deals involving condemned properties. I assigned my contract to my contractors, set them up with my lender (as this was their first rehab project), and then listed the property as a real estate agent once they finished renovating it. I was able to receive separate compensation for all 3 transactions!!
