This deal comes from follow-up. Seller called about 8 months ago in 2017. I showed up at the property right after work to meet her. House was boarded up and distressed inside. Seller also had back taxes on the property. We tried to get the property under contract on site (WRONG, Rapport first), but she wanted keep the contract and talk with her attorney first. Then we kept following up with her EVERY SINGLE week. She said she was not interested no more. Fast forward 8 months later, she called and said she was ready to sell but wouldn't be in town in a couple weeks. I said okay and started to build rapport. I offered to cut her grass and look out for her while she was out of town. rnrnShe came in town. We met and signed the contract the day after (she still wanted to have her attorney review the contract though). I found the buyers through bandit signs and networking (work great in my market).
