We found this deal on MLS. The home was in excellent condition and priced well under market value. We put it under contract and funded the deal in about 15 days using our commercial line of credit. This deal was a test pilot for us to try something a little different. We set out to do a light rehab, granite fixtures, flooring paint etc.

I decided to not replace cabinets and do a light rehab, granite fixtures, flooring paint etc. Well, that didn't necessarily work. It was difficult to sell the home quickly. What I realized is that our success was somewhat diminished because I veered off of what I had been taught and learned from FB Mastery. Although the deal was profitable, the percentage of profit in relation to the time and money at risk was not worth veering from a proven formula created the by FB mastery team.
