We were able to take the properties as is and he was very happy to see a win/win. The properties were occupied and we kept the properties for 20 months prior to selling. As a result, the transaction and holding costs were cut in half and the profits grew due to the appreciation of the property.

What stands out on this deal was the negotiation. We were able to build great rapport with the seller. When we presented something great bout the property before identifying all of the concerns we had. Building rapport gave us more credibility and the seller did not feel attacked when discussing our concerns. As a result, the offer was not a shock to them.
