This home was purchased from a local wholesaler. It was a small 744 sqft home that needed a lot of work. We gutted the entire house down to studs and installed new electrical, plumbing, HVAC, insulation, windows, and doors. We also added new flooring, cabinets, and appliances. The exterior needed help as well and we ended up put in new siding over Tyvek and a new 6' privacy fence. The detached garage had a flat roof that leaked, so we put in new support beams and had the roof redone. Minimal landscaping was done because the new buyer wanted to put her own touch on it.rnOur first rehab was a lot of work, but we wanted to do a really good job, and we also wanted to be more hands-on. We learned about the permitting process, and how the city works with this kind of business. rnWe were able to make connections and build relationships within the city departments and got a lot of praise from them on how well we handled our rehab and they told us several times we’ve set the bar high for city rehabbers. rnWe were fortunate to have a buyer soon after we purchased the property, who happens to be our daughter. It was a lot of fun working with her. We were able to utilize her design aesthetic and she also got to learn the process. rnWe sold her the home for the amount of her loan and that gave her instant equity as the home appraised/market value was for a lot more than we sold it to her for. rnTo us, it was worth selling it at a lower price to know she was getting a solid home as her first home purchase and there would be no hidden issues for her later. rnThat is the best feeling of all. rnKnowing that the home we rehabbed is solid and done correctly the first time.rn
